Emajõe Pärl is a residential development consisting of four flat-roofed buildings with functionalist architecture, forming a cohesive architectural ensemble. The facades are finished with natural-toned timber and plaster. All buildings feature flat roofs with an internal rainwater drainage system.

The apartments are fitted with tall, floor-to-ceiling triple-glazed clear glass windows in PVC frames, finished in dark grey both internally and externally, creating bright and spacious interiors. The buildings are heated via district heating, providing water-based underfloor heating throughout all living spaces. Energy efficiency is ensured through advanced technical systems, including heat recovery ventilation. In buildings 77 and 79, a building-based central ventilation system with heat recovery is used, while buildings 75 and 81 are equipped with apartment-specific ventilation systems with heat recovery. The indoor climate has been designed to meet regulatory requirements, ensuring optimal indoor temperatures and air exchange.

The development has been designed to meet Energy Class A standards, with solar panels installed on the rooftops. Electricity generated from solar energy is used within the buildings, with any surplus electricity sold back to the public power grid. Outdoor areas add comfort and value through the use of bollard lighting, two playgrounds, and a rainwater collection system.
